Listing Rules & Guidelines

These rules govern everyone who lists on Tenanto, whether you host a short stay, rent out a property, or sell one (houses, land or commercial). By listing, you agree to comply with them. Violations may result in listing removal, account suspension, or a permanent ban.

1. Accurate listings

Every detail, price, location, type, features, photos and video, must be accurate and current, whether you’re listing a short stay, a long-term rental, or a property for sale. Misleading listings are removed and may lead to suspension.

2. Responsiveness

Reply to guests, tenants and buyers promptly, booking requests, viewing requests and offers. Slow or unreliable responses lower your trust score and your visibility in search.

3. Honour your commitments

Honour confirmed stay bookings and keep the dates available. Confirm genuine viewings for rentals and sales. Don’t leave an accepted offer or a reserved listing hanging, mark it sold or release it. Repeated no-shows or last-minute cancellations reduce your trust score.

4. Keep payments & contact on Tenanto

Stay and rental payments must go through Tenanto escrow, never ask for off-platform payment (bank transfer, WhatsApp, cash) for a stay or rental. Property sales are completed off-platform, but keep chat and negotiation on Tenanto until you’re ready to close. Bypassing the platform voids protection and may result in a ban.

5. How you get paid

Stays: your share is released to your Tenanto wallet about an hour after the guest checks in (longer for a new or low-trust host); you withdraw to your bank. Rentals: rent is released when the tenant confirms move-in, or automatically 7 days after funding if they neither confirm nor open a dispute. Sales: the buyer pays you directly, Tenanto never holds the purchase price.

6. Fees

Stays and rentals: a service fee is deducted from each completed transaction, and you always see your exact payout before it’s confirmed. Sales: publishing a listing uses a one-off package (Basic, Verified or Premium), shown before you pay and non-refundable once the listing is live.

7. Cancellations & refunds

Stays: full refund before the check-in day, 90% on the day (you keep 10%), and you keep the full amount on a genuine no-show. Rentals: per the tenancy agreement and our dispute process. Refunds go to the payer’s wallet, not to a stranger.

8. Dispute resolution

For stays and rentals, if a problem is reported, escrow is frozen and our team mediates. Both sides must participate in good faith; the platform’s decision is final.

9. Ownership & the right to list

You must be the legitimate owner or an authorised manager of the property you list. You can build and publish a listing straight away, but it cannot take any money until you complete an ownership/host check — until then guests can’t book, tenants can’t pay, and buyers can’t make offers. To sell, you also provide genuine title documents. If someone lists on your behalf, we send a code to your own contact details and nothing goes live until you approve it. Fake, stolen or misrepresented listings are removed and reported.

10. Privacy & on-platform contact

Keep contact inside Tenanto messaging until the right point (a confirmed booking for stays, or a confirmed viewing for rentals/sales), and never share another user’s personal information with third parties.

11. Prohibited conduct

No fake or stolen-photo listings, price manipulation, discrimination, harassment, money laundering, or attempts to bypass platform security. Any of these results in immediate suspension.

12. Listing standards

Every listing needs real photos of the actual property and accurate location data. Sale listings should include enough detail and documents for buyers to assess. Thin or unclear listings may be rejected during review.

13. Policy changes

Tenanto may update these rules at any time. Owners are notified of material changes and must re-accept them to keep listing.

By listing on Tenanto, you acknowledge that:

  • You have read and understood all the rules above
  • You keep stay and rental payments, and all contact, on the Tenanto platform
  • Non-compliance may result in account suspension and loss of protection
  • You are the legitimate owner or an authorised manager of the listed property
