These terms govern your use of Tenanto, Nigeria’s verified accommodation marketplace, where you can book short stays, rent long-term, or buy property (houses, land and commercial) from verified owners. Tenanto is operated by TENANTO.NG LIMITED (RC 9594949), a company incorporated in Nigeria under the Companies and Allied Matters Act, 2020. By creating an account you agree to these terms. They are written in plain language; the version dated above is the binding text.

1. Who can use Tenanto

You must be 18 or older (or registered with a parent/guardian’s consent) and legally able to transact in Nigeria.
You must be a genuine person using your own identity, not a bot, and not impersonating anyone.
One person, one account. Do not create multiple accounts, share your account, or sell access.

2. What Tenanto is (and isn’t)

Tenanto is a marketplace that connects people looking for accommodation with verified owners across three services: Stay (short stays), Rent (long-term rentals) and Buy (property for sale, including houses, land and commercial).
We provide the platform, identity verification, messaging and (for stays and rentals) payment handling. We are not the owner, landlord, seller, estate agent, broker or legal adviser, and we are not a party to any tenancy, booking or sale agreement between you and another user.
We verify users and listings to the best of our ability, but we do not guarantee the condition, legality, title or suitability of any property. You are responsible for your own checks before you pay, move in, or buy.

3. Verification & honesty

To transact you must complete identity verification (NIN, a government ID and a selfie/liveness check). You can create and publish a listing before verifying, but it cannot take any money — bookings, rent and offers stay closed on it — until you also pass an ownership/host check. If the automated selfie check keeps failing, you can ask for your documents to be reviewed by a person instead.
Everything you upload must be your own, current and truthful. Listings must accurately describe the real property, with genuine photos.
Reviews must reflect a real experience. Fake listings, stolen photos, false reviews or forged documents lead to removal and suspension.

4. Listing on behalf of an owner

A listing may be created for an owner by a family member, caretaker, property manager or agent. We send a one-time code to the owner’s own contact details, and the listing cannot go live until that code is entered.
The owner remains the owner of the listing and of everything on it. Rent, fees and payouts are paid only into a verified account in the owner’s own name — whoever set the listing up is never paid rent or booking money by Tenanto.
The person helping does not unlock money by being verified themselves; the owner must complete their own checks.
Any commission agreed with a helper is capped, comes out of the owner’s payout, and is never added to what a guest, tenant or buyer pays. It is shown to the owner in the approval request.
An owner who did not ask anyone to list their property can decline it, and the listing is removed. Listing someone’s property without their genuine consent is a breach of these terms.

5. Booking a stay (short stays)

Payment for a stay is made through Tenanto and held in escrow. The host is paid into their Tenanto wallet only after you check in (about an hour later), unless a dispute is open.
Refunds and payouts land in your Tenanto wallet first; you then withdraw to your bank.
Cancellation: full refund before the check-in day, 90% on the check-in day (the host keeps 10%), and no refund after the check-in time or for a no-show, unless stated otherwise on the listing.

6. Renting long-term

Rent paid through Tenanto is held in escrow and released to the landlord when the tenancy starts (move-in), unless a dispute is open. Full, installment and split (roommate) options may be available on a listing.
An inspection fee, where shown, unlocks the full address and is separate from rent.
You and the landlord are responsible for your own tenancy agreement and obligations. Tenanto facilitates the payment and verification only.

7. Buying property (sales)

Tenanto does NOT process or hold the purchase price of a property. A sale is completed off-platform, directly between you and the seller and their professionals.
Making or accepting an offer, and a listing being marked “reserved”, is an agreement to negotiate in good faith, not a binding contract of sale.
Before buying, you are responsible for your own due diligence: title investigation, survey, encumbrance and ownership checks, Governor’s consent where applicable, physical inspection, and independent legal representation. Property control and transfer in Nigeria are governed by state-level structures under the Land Use Act and vary by jurisdiction.
Tenanto is not liable for the outcome of any sale, the validity of any title, or any dealing you conduct off-platform.

8. Fees

Selling: publishing a property for sale requires a paid listing package (Basic, Verified or Premium). Package fees are charged once at publish, are shown before you pay, and are non-refundable once the listing goes live.
Buying: to unlock a seller’s contact details and the full address you pay a one-off buyer’s fee, shown before you pay. It is non-refundable and is charged whether or not the sale is completed.
Renting: where an inspection fee is shown, it is paid to the landlord for showing you the property and is separate from rent — it is not credited against your rent. It is refunded to your Tenanto wallet if you report that the landlord did not show up.
Stays & rentals: a platform service fee may apply and is shown before you confirm.
Optional promotion/featuring fees may apply. All prices are in Naira (₦). We may change fees with notice; changes are not retroactive to a transaction already completed.

9. Keep it on Tenanto

Do not solicit or accept off-platform payment for a stay or rental, and do not share phone numbers, emails or external links to move a deal off the platform.
Off-platform dealings are not covered by escrow, dispute resolution or any Tenanto protection.
Repeated bypass attempts may lead to suspension and loss of protection.

10. Prohibited conduct

No fraud, scams, fake or duplicate listings, stolen images, money laundering, or use of another person’s identity, bank account or payment method.
No scraping, bulk data extraction, reverse engineering, or attempts to disrupt or bypass platform security.
No illegal, discriminatory or harmful use of the platform.

11. Our role & liability

Tenanto facilitates connections, verification and (for stays/rentals) payments. We are not responsible for the acts or omissions of users, the condition or title of any property, or losses from off-platform dealings.
To the maximum extent permitted by law, our total liability to you for any claim is limited to the platform fees you paid to Tenanto for the transaction in question.
You agree to indemnify Tenanto against claims arising from your listings, your conduct, or your breach of these terms.

12. Suspension & termination

You can close your account at any time from Settings.
We may suspend or close an account, remove a listing, or hold a payout where we reasonably suspect fraud, a policy breach, or a legal/safety risk.

13. Your data

We collect and process personal data (including identity, biometric and payment data) as described in our Privacy Policy, in line with the Nigeria Data Protection Act, 2023.

14. Changes & governing law

If we change these terms materially, you’ll be asked to re-accept them on your next sign-in.
Disputes between you and another user go through our internal resolution process first.
These terms are governed by the laws of the Federal Republic of Nigeria, and the courts of Nigeria have jurisdiction.

By using Tenanto, you acknowledge that:

You have read and understood these terms.
You keep stay and rental chat and payments on the platform.
For a property purchase you do your own due diligence, and off-platform dealings are not protected.
